Specialist Disability Accommodation (SDA)

We build homes to the NDIS SDA Design Standard, in all four design categories, across Brisbane and South East Queensland.

Who We Build For

The NDIS doesn’t build SDA: owners and investors do. We build for registered SDA providers, including not-for-profit organisations, and for individual investors. We build the home; a registered SDA provider enrols it with the NDIA and provides it to the people who live there.

All Four Design Categories

Every new SDA home is designed to one of four categories, and we build all four.

  • Improved Liveability: a reasonable level of physical access, and features for people with sensory, intellectual or cognitive impairment.
  • Fully Accessible: a high level of physical access for people with significant physical impairment.
  • Robust: a high level of physical access in a very resilient home, which lowers the risk of harm to the people who live there and to others, and the need for repairs.
  • High Physical Support: a high level of physical access for people with significant physical impairment who need very high levels of support.

What We Include

Our standard High Physical Support homes include fire sprinklers, backup power, structural provision for ceiling hoists, and a room for onsite overnight assistance (OOA), where a support worker can stay the night. The certified design for each home sets the final list.

How We Build It

We handle the full design process with our trusted consultants, or work with your own architect or designer. An independent accredited SDA assessor certifies each design before construction starts, and certifies the home again once it is finished. We work with the assessor, build exactly to the certified drawings, and hand over what the assessor and the provider need for the final certificate and for enrolment.

We plan on about six months on site for a High Physical Support duplex.

Certification is not enrolment. The NDIA decides whether to enrol a home after it is built, so no builder can promise it. Our part is a home built exactly as certified.

Commercial Discipline

Velpas Homes is the residential division of VelpasConn, a commercial builder. Mitchel Bell, our director and construction manager, has 18 years in construction, from bridge carpentry to live rail corridors and operating hospitals. We plan SDA work the way commercial jobs are planned, so the finished home matches its certified design.

How long does an SDA home take to build?

Yes. We build for individual investors as well as for registered SDA providers. We build the home; a registered SDA provider enrols it and provides it to the people who live there. We don’t give advice on returns: get independent legal and financial advice before you invest.
